Welcome to our Georgian-inspired residence nestled in the historic Highland Park neighborhood of Dallas, Texas. Our clients purchased this 6,000-square-foot home and embarked on a full gut renovation, preserving its original character while introducing a refreshed layout that better serves a modern family of four. From carefully saving the ornate stair railing and intricate paneling to reimagining the flow of the rooms, every decision was guided by a desire to honor the home’s historic bones while weaving in the warmth and texture that reflects both the family’s New York heritage and their Texas locale. The result is a layered and livable space, exuding elegance and comfort in equal measure.
Our Instagram followers voted to begin this full home tour in the primary suite, which encompasses a restful bedroom, his-and-hers bathrooms, and a meditation room. Below, you’ll discover the “why” behind each design choice—from color palettes that set the mood to furnishings that capture the home’s timeless spirit.
Upon entering the primary bedroom, we wanted to create a sense of calm sophistication that still feels deeply personal. A custom rug anchors the room, establishing a serene foundation and softening the Georgian architecture’s formal lines. The custom bed, upholstered in a Rose Tarlow fabric, serves as a show-stopping centerpiece—its gentle curves balance the rich wood paneling and celebrate the home’s heritage while introducing a subtly modern twist. We layered on a curated mix of pillows, including our Marie Flanigan by Annie Selke Ghery Pillow and an antique tapestry pillow from Round Top, to infuse the bedscape with character and history.
To enhance the bedroom’s cozy yet refined vibe, we introduced custom nightstands and topped them with Vaughn Designs table lamps from George Cameron Nash, ensuring the soft glow of lamplight draws you into the space each evening. Visual Comfort floor lamps offer additional ambient lighting, perfect for quiet reading or unwinding at the end of the day. A Lee Industries sofa in a Kravet fabric, paired with a Noir side table, creates an inviting seating nook that allows the family to enjoy morning coffee or late-night chats. Overhead, the sculptural John Pomp chandelier ties it all together, adding a modern note that complements the home’s storied architecture. Completing the room is an original Kevin Gillentine artwork, carefully chosen for its ability to evoke both tranquility and depth, speaking to our overarching goal of crafting a timeless retreat.
Why we love it: By balancing traditional architectural elements with custom contemporary pieces and plush textiles, the bedroom becomes an oasis that reflects the family’s East Coast roots and the warmth of their Texas lifestyle. Each detail is thoughtfully layered to ensure that the room feels collected over time rather than overly “designed.”
Stepping into “her” bathroom, the emphasis on refined luxury and femininity is immediately apparent. We selected Phillip Jeffries Manila Hemp in Mink Muffs as the wallcovering for its subtle sheen and natural texture—qualities that bridge old-world elegance with modern simplicity. To make this space feel truly special, we collaborated with Segreto Finishes to paint a custom mural over the wall covering, bringing in a whisper of artistry that feels both personal and quietly dramatic.
At the vanity, a custom chair covered in Romo fabric provides a comfortable perch for morning routines, and a vintage rug underfoot infuses the space with warmth and a sense of history. A Mirror Home mirror above the sink bounces light around the room, while Dornbracht sconces flank the mirror, offering a soft glow that is both functional and flattering. We finished the look with a Theodore Alexander side table by the tub, perfect for resting a cup of tea, a favorite candle, or a bouquet of fresh flowers.
Why we love it: This bathroom marries function and beauty in a way that feels effortless. The neutral palette, layered with artistic touches and luxe materials, echoes the timeless sensibility seen throughout the house, but with a softer, more feminine energy tailored to its owner.
Just off the bedroom suite, the meditation room offers a quiet sanctuary designed to nourish the mind and spirit. Here, Phillip Jeffries Martini Olive suede wallcovering wraps the walls in an enveloping, earthy hue, a choice driven by our desire to create a sense of cocoon-like calm. Two Quintus chaises, upholstered in Metaphores fabric, invite the family to lounge, read, or simply practice mindfulness, while a custom armchair in Kravet fabric and a Four Hands side table round out the seating arrangements.
A custom art pedestal showcases a Buddha sculpture from the clients’ personal collection, lending a reflective, spiritual touch. To bring in nature, we introduced a tree from Lam Bespoke, enhancing the peaceful vibe and adding organic texture. Overhead, a Dennis and Leen lantern bathes the room in soft light, and Tyler Guinn artwork further personalizes the space.
Why we love it: By dedicating a specific room to meditation and relaxation, the family underscores their commitment to intentional living. The rich, moody color palette and carefully curated furnishings foster an atmosphere of respite, perfectly balancing the home’s more public-facing, formal areas.
In “his” bathroom, we continued the home’s refined narrative while weaving in a slightly more tailored, masculine sensibility. A Mirror Home mirror pairs beautifully with Restoration Hardware sconces, which offer a streamlined, architectural form. The faucet by Barber Wilson introduces a classic note, acknowledging the home’s Georgian inspiration and nodding to our desire to blend past and present. For seating, we designed a custom bench upholstered in Colby fabric, striking a balance between practicality and comfort.
Why we love it: Each bathroom tells its own story while remaining part of a cohesive whole. “His” bathroom emphasizes straightforward elegance—rich in detail yet never fussy—perfectly reflecting the family’s taste for timeless design.
From the reimagined layout that honors historic details to the layered palettes and thoughtfully selected materials, the Highland Park House project speaks to our core belief that a home should feel both personal and enduring. By blending the family’s New York heritage with the laid-back sophistication of Texas living, we crafted a series of spaces that are as inviting as they are stylish. We hope this glimpse into the primary suite inspires you to consider how intentional design decisions—down to the smallest detail—can transform a historic home into a modern haven, brimming with warmth and character.

I love the millwork in the primary bedroom. It’s so nostalgic.
